UK homebuyers paying more attention to energy efficiency when comparing properties – are you doing the same?

It’s the topic that so many of us lately have been forced to think about: energy costs, and how we can reduce them. With the recent lifting of the energy price cap, it is perhaps inevitable that the subject of energy efficiency would eventually begin to impact on a lot of people’s efforts to find a property in Surrey or elsewhere in the UK that matches their needs.

It was therefore intriguing for our team at Yooodle to read a recent article in The Guardian, referencing an analysis that showed an increasing tendency among homebuyers to pay more for properties that incorporate heat pumps or other low-carbon technology.

Signs of prospective purchasers putting a greater emphasis on energy criteria

According to the research, almost six in 10 (59%) would-be buyers expressed a willingness to pay more for a home if it was mainly powered by renewable energy. Sure enough, it was found that the typical home in England or Wales in which a heat pump was fitted attracted a higher price on average than properties lacking this technology.

The newspaper also reported that 71% of participants in the study regarded a home’s energy performance certificate (EPC) rating as playing an important role in their considerations as to whether to buy the given property.

EPC ratings serve as a measure of a property’s energy performance. So, with further energy price rises anticipated this autumn, it is hardly a surprise that nearly a third (32%) of respondents said they placed greater emphasis on the importance of EPC ratings than they did a year ago.

With most residential properties in the UK still dependent on fossil fuels for heating, hot water, and cooking, we only expect the trend of prioritising energy efficiency in a home purchase to intensify in the months and years to come.
